Maintaining Critical Public Facilities Without Disruption

Olympus Mechanical Services was appointed to replace a failed circulation pump serving the swimming pool plant at Fore Street Baths in Ipswich. The project was not simply about replacing faulty equipment. It was an opportunity to improve the long-term reliability of the installation, reduce future maintenance costs, and ensure the facility remained operational throughout the works.

The Challenge

One of the existing pool circulation pumps had failed and required replacement. The pump is responsible for circulating pool water through the filtration system, heat exchangers and back into the swimming pool, making it a critical part of the building’s operation.

Closing a public swimming pool for maintenance can inconvenience users and increase operational costs, so the solution needed to minimise disruption while improving resilience for the future.

The Solution

Olympus Mechanical Services installed a brand-new replacement pump while removing the failed unit for refurbishment.

Rather than disposing of the original pump, the team recommended sending it to a specialist for rewinding and replacement of the mechanical seals. Once refurbished, the pump will be returned to site and stored as a fully operational standby unit.

This approach provides the council with a cost-effective spare pump at around half the cost of purchasing a second new unit, ensuring rapid replacement should another failure occur.

Improving Future Maintenance

The project also included replacing the existing actuator-operated valves with manual butterfly valves.

Although automated valves are common, they can become unreliable over time. By installing clearly operated manual isolation valves, maintenance engineers can quickly and confidently isolate either pump without relying on the Building Management System (BMS).

This simple engineering improvement reduces complexity, lowers ongoing maintenance costs and makes future servicing significantly easier.

No Pool Closure Required

Careful planning allowed the work to be completed while keeping the swimming baths open to the public.

The new isolation valves enabled engineers to maintain circulation using one pump while work was carried out on the second. Once installation was complete, the pumps could be safely swapped over with only minimal interruption to the system.

The result was virtually no downtime for the facility and no disruption for swimmers.
