Grafton House Commercial Boiler Replacement – Ipswich Borough Council
Olympus Mechanical Services were appointed by Ipswich Borough Council to deliver a full commercial boiler replacement at Grafton House, Russell Road, Ipswich. The council required a fast, high-specification solution to ensure reliable heating and hot water for this key municipal building before the winter period.

Comprehensive Scope of Works
The IBC Grafton project was a full design and build package. Olympus designed and specified the new Remeha boilers, calculating the required output from the building demand and sizing the gas supply to ensure it was suitable for the upgraded plant.
The works included complete removal of the ageing MHS Ultramax 287 boilers and associated flue system, isolation of existing services, and a full upgrade of the primary pipework back to the pump sets.
Two high-efficiency Remeha Gas 220 Ace 300 kW modulating boilers were supplied and installed together with new stainless steel flues, condense pipework and thermal insulation. New isolation valves were fitted and all connections were modified to suit the new system.
To integrate the new plant, amendments were made to the BMS control panel to suit the new Remeha boilers. All works were completed with full gas purging, pressure testing, and gas safe certification to meet UK commercial heating regulations.
Access to the roof for the flue installation was carefully planned to comply with the Work at Height Regulations. Old plant was removed from site and all waste was segregated and disposed of in line with the site waste management plan.
Safety and Compliance
The project was delivered under Olympus’s detailed RAMS (Reference OLY1685) and strict adherence to the Construction (Design and Management) Regulations 2015, the Health and Safety at Work Act, and the full suite of UK gas and building regulations. Key measures included:
Full site induction and controlled access for all operatives
Manual handling plans and use of mechanical aids for heavy plant
Gas purging and pressure testing to IGE/UP/1A standards
Edge protection, harness systems and toolbox talks for roof works
Continuous monitoring of gas levels and oxygen content during commissioning
