Transforming Infrastructure for Modern Living
Ipswich Borough Council: East Villa Domestic Re-pipe Project
How our comprehensive re-pipe project at East Villa revolutionized the facility’s water systems, ensuring efficiency and reliability for all residents ahead of time, with minimal downtime for hot water and heating.
Revitalizing East Villa's Water Systems
We successfully completed a large-scale domestic re-pipe project at East Villa, a 34-flat residential home managed by Ipswich Borough Council. The project involved a comprehensive upgrade of the hot and cold water pipework, alongside significant mechanical and building works, to modernize the facility’s infrastructure.
Temporary Boiler Install and Maintenance.
Project Scope and Technical Delivery
The primary objective was to replace the outdated domestic pipework throughout the building. Our team managed a multi-faceted project that ensured minimal disruption to the facility while delivering a modern, efficient, and fully certified system. The project concluded with comprehensive water treatment, including chlorination and certification of the new pipework, followed by balancing and commissioning of the entire system to ensure optimal performance and safety.
Key services delivered included:
Complete Domestic Re-pipe
Installation of new hot and cold water services across all 34 flats. This required careful planning and execution to navigate the existing building structure.
Enabling Building Works
In partnership with GBS Contracts, we managed the removal of fixed ceilings to create access for the new pipework installation, followed by full reinstatement upon completion.
Temporary Boiler Plant
To ensure continuous heating and hot water for residents, a temporary boiler plant was installed. This system, featuring a plate heat exchanger and hot water storage, kept the old system operational while the new infrastructure was installed, guaranteeing zero downtime for essential services.
Mains Gas Supply Upgrade
The existing incoming gas supply was identified as undersized for the building’s needs. Our Gas Safe registered engineers performed a crucial upgrade to the mains supply to meet current standards and ensure safe, reliable operation.
Boiler Repositioning
While new boilers were not part of the scope, we relocated the existing units to a more logical position within the plant room. This strategic move optimised the space, providing Ipswich Borough Council with a more organised and accessible plant room.
Thermal Insulation
In collaboration with Gill Insulation, we installed high-performance thermal insulation on all new pipework. This crucial step enhances energy efficiency by minimising heat loss and prevents condensation.
Efficient Project Delivery
Delivering Value Ahead of Schedule
A key success of the East Villa project was its efficient delivery. Through meticulous planning and excellent supply chain management, our team completed the entire project three months ahead of the original programme.
This early completion delivered significant benefits to Ipswich Borough Council. It allowed residents who had been temporarily relocated to return to their homes sooner, which positively impacted their welfare and reduced the logistical burden on their families. Furthermore, finishing ahead of schedule resulted in considerable cost savings for the council by eliminating three months of expenses associated with rehoming residents.
The project ran smoothly from start to finish, reflecting the strong collaborative relationship between our team, our trusted partners, and the client.
